2. Register in about two minutes. We ask for your company name as registered at Companies House, your name as a director, your best contact number and the areas you cover. We check the company and the director against the public Companies House record before approving you, because providers and tenants both deserve to know who is on the other end.
3. Send your rooms. Type them, send a voice note, or send photos with a caption. "Room in B23 7JE, large en-suite, shared kitchen, bills included, no extra charge to the tenant" is enough to start. You can send several rooms in one message.
4. Answer a few quick taps. Anything missing is asked as a simple question with buttons: room type, how many rooms are free, weekly or monthly, single or joint claimants, available from, who the room suits.
5. Receive tenant requests. When someone matches your area and criteria, the request arrives in your chat. Tap once to receive their full details and the room request form as a PDF.

What It Costs

There is no sign-up fee, no monthly subscription and no charge for listing your rooms. Subscription pricing across Roomfy is free until 1 January 2027.

The only fee is £150 per successful tenancy, invoiced once the tenant has stayed seven days. If nobody moves in, you pay nothing. If a placement breaks down inside the first week, you pay nothing.

That is deliberate. We would rather be paid when you actually fill a room than charge you for the privilege of waiting.

What Makes a Room Fill Faster

After watching hundreds of rooms move through the system, the same few things separate a room that fills in days from one that sits for weeks.

Be specific about benefits. "DSS accepted" tells a caseworker nothing. "Universal Credit plus PIP or LCWRA" tells them exactly who to send. Transitional accommodation almost always needs Universal Credit plus LCWRA or PIP, and saying so upfront removes the enquiries that were never going to work.

Say what the tenant actually pays. Plenty of supported rooms cost the tenant nothing beyond their housing element. If that is your case, say "no charge to the tenant" and watch how quickly interest changes.

Send photos. Rooms with photos are taken noticeably faster than rooms without. A bedroom, the kitchen, the bathroom and the front of the property is enough. You can send them straight into the chat and we attach them to the right room.

Keep availability honest. Mark a room occupied the moment it goes. Nothing damages a provider's standing with referrers faster than a room that was gone a fortnight ago.

Answer quickly. Whoever replies first tends to get the tenant. We send you a quick check three hours after you receive someone, so nothing goes cold and you are never left wondering who is chasing whom.

Frequently Asked Questions

Do I need a Roomfy account? No. You can run the whole thing from WhatsApp. An account is created for you when you are approved, and you can sign in any time by typing login in the chat, so your rooms and requests are also on the website if you want them there.

How do I know the tenants are real? Every request comes from a person who has completed the Find My Room form, confirmed their details and consented to those details being shared with providers who can house them. You receive the full application as a PDF, the same document providers download from the website.

Can my staff use it too? Yes. Send "add manager" with their name and number and they can manage rooms and requests alongside you.

What areas do you cover? Anywhere in England. You tell us the areas you cover, by city, borough or postcode, and you only hear about people looking in those places.

Can I send a voice note? Yes, up to 30 seconds. It is often the fastest way to add a room while you are walking round a property.

What if I only have one room? That is fine. One room, one property, or fifty across a county, it works the same way.
